Metodología
La regla 28/36: los costes de vivienda ≤ 28% de los ingresos brutos mensuales, y vivienda + todos los pagos de deuda ≤ 36%. El menor de los dos límites es tu presupuesto de vivienda; ~75% de él cubre capital e intereses (el resto cubre impuestos/seguro), lo que se convierte en un préstamo máximo mediante la fórmula de amortización, más tu entrada.
Los prestamistas estiran hasta un 43-50% de deuda sobre ingresos en algunos programas; que esta calculadora se niegue a hacerlo es deliberado.
